Rates in force after the 16 May 2025 amendment to the Immovable Property Acquisition legislation. The fee is calculated on the higher of the contract price and the Land Registry valuation.

There are three main items: the title transfer fee (3–9% depending on buyer status), stamp duty on the sales contract (0.5% if registered on time) and 5% VAT only on new-build first sales.
For TRNC citizens the standard rate is 6% (with a one-off lifetime 3% reduced right). For Turkish citizens: 6% on the 1st property, 8% on the 2nd, 9% on the 3rd and beyond. Other nationalities pay a flat 9%.
If the sales contract is registered with the Tax Office within 21 days of signing, it's 0.5% of the price. Between 21 days and 6 months it rises to 1%, and after 6 months to 1.5%.
No. The 5% VAT only applies to new-build (first sale / professional seller) purchases; there's no VAT on resale homes or land.
